Project Manager - Renovation and Construction

Position Overview

The Project Manager will be responsible for leading the development and renovation of a hotel complex in Marrakech. The project will be a combination of new luxury residences and the renovation of a 5-star hotel.

Responsibilities

  • In Charge of the overall management of the project from inception to completion.
  • Work closely with Aman's Technical Services team, who are in charge of requirements specifications and reviews on behalf of Aman.
  • Manage the External Project Manager to ensure projects are delivered on time and on budget.
  • In cooperation with the External Project Manager, be responsible for the procurement and appointment of the professional team of architects, engineers and specialist consultants. Reviewing and approving service scopes, terms and conditions, bid tenders, fees and appointments.
  • In cooperation with the appointed Project Manager, supervise and direct the design progress and performance of the consultants. This will be with Aman's TSA team providing design input and approvals.
  • Determine, with the Project Manager and Cost Consultant, the best procurement strategy for the project.
  • Supervising and leading procurement. Reviewing and approving tenders, attending tender interviews and approving selected contractors. If necessary, enter into direct negotiations with contractors.
  • Review and provide recommendations on the terms and conditions of appointments and contracts. Legal support is available, but you are expected to have sufficient experience and knowledge to give your own opinion and make recommendations on this.
  • Draft all necessary recommendations to the project committee or management to obtain specific approvals and validations.
  • Manage the procurement of all direct contracts and customer supplies.
  • Responsible for all commercial aspects of projects and their reporting.
  • Own the overall development budget and oversee payments and accounts to ensure compliance with appointments and signed contracts.
  • Oversee the commercial performance of the project and lead the project team to ensure the project is delivered to budget. Manage the value engineering process where necessary.
  • Deliver projects on time, on budget and to the quality standards required by Aman.
  • Developing project schedules, monitoring and reviewing construction documents.
  • Assist activities in the early phases of project development and feasibility.
  • Work closely with QA and QS teams through detailed budgets and value engineering exercises.
  • Lead procurement agents through tender approvals and factory visits to ensure the design and quality of all furniture, decorative lighting and carpets.
  • Drive quality control procedures, implementation and quality assurance mechanisms to ensure compliance.
  • Prepare monthly (and ad hoc) project progress reports.
  • Attend site visits and monitor progress and quality in accordance with the design and schedule.


Qualifications

  • More than 10 years experience in project or construction management.
  • Relevant university degree in construction management, project management, engineering or similar.
  • Commercial acumen to manage a project independently and manage CAPEX.
  • Fluency in English and French.
  • Strong sense of teamwork, ability to balance responsibilities and support other team members for successful delivery.
  • Strong work ethic and cultural awareness.
  • Strong reputation for performance, based on best practice and realistic expectations of business returns.
  • Ability to develop strategies and focus on improving consultant and contractor performance.
  • Excellent communication skills with the ability to work under pressure in fast-paced, time-sensitive environments.
